Real estate foreclosure sales conducted online through Realauction.

The Fairfield County Sheriff’s Office conducts the sale of all real estate subject to foreclosure on the Official Public Sheriff’s Sale Website (opens in a new window – external site), which is operated by Realauction under contract with the Ohio Department of Administrative Services.

Before You Bid

The process and procedures under which these sales will be completed are detailed on the Realauction website. All prospective bidders should familiarize themselves with this process.

Sale Information

  • Sheriff’s Sales are held on scheduled Fridays at 11:00 a.m.
  • Sales are conducted pursuant to the provisions of Ohio Revised Code 2329.15.
  • Properties are advertised for three consecutive weeks in the Thursday edition of the Lancaster Eagle Gazette Newspaper. This is your legal source of information.
  • Bidding begins at two-thirds of the appraised value, unless otherwise directed by court order.

Important Information

  • Buyer beware: Properties are sold as is.
  • No employees of the Sheriff’s Office or its affiliates have access to the inside of the property.
  • Withdrawal orders received by the Sheriff’s Office are updated as quickly as possible.
  • The purchaser is responsible for costs, allowances, and taxes that the proceeds of the sale are insufficient to cover, pursuant to ORC 2329.21.

Please be advised that Ohio law requires that third-party purchasers of real property purchased at a tax foreclosure sale must execute an affidavit affirming that they do not owe any delinquent real property taxes in Ohio pursuant to Ohio Revised Code 5721.19(J). This requirement applies to individuals, or their pass-through entities as applicable, and corporations who are purchasing real property at tax foreclosure sales. Failure to execute the required affidavit shall result in title of the purchased real property not transferring to the third-party purchaser. The affidavit will be sent to the purchaser for review after the sale has been completed.
